I don't think the deer in Nara were snipped, they have been there a long time and if all the boys had lost their bits then the herd would have died out. Unless they were all animatronic, which I suppose one shouldn't entirely rule out.

I can see little "Eggwood" ending up with that name for life if he's not careful! A bit like my friend Wiz - her big sister couldn't say Liz.....

Could be worse - my son Sean loved the "Koala Brothers" children's characters, who are called Frank and Buster - he especially liked Frank. He spotted them on a toy in Tesco one day, and loudly started shouting out the name of his favourite character.

Eggwood's next-older brother, William, is two-and-a-half, and has reached the speaking stage where he has a new "word of the day" every day. These seem to appear mysteriously from nowhere in particular, but he spends most of the day shouting them repeatedly at the top of his voice.

Imagine, then, how my daughter felt walking with him through Norwich Market, when his mot-du-jour was "gay"!

Much of the male population of the market was less than amused at his accusations.

In my experience, mortgage valuers are not likely to spend ages agonising over the value of your house. They will typically look at 2 things:

1. What you purchased the house for
2. Comparables

In the current climate (where many valuers are IMO deliberately undervaluing properties), it is important to be prepared and do some work in advance of the valuation. I would suggest you do the following:

1. Prepare a list of the 'improvements' you have made since purchase, together with the cost (emphasising what has been spent over and above purchase price)

2. Have a look yourself online for some comparables (with and without the extra land).


When we remortgaged recently, the initial valuation was ridiculously low...we challenged with some evidence (as per above) and the valuer increased his valuation by £400k!! Just shows you that there is no incentive for them to value high and lots to value low.

Just to say thanks very much for that advice, which turned out to be very useful. The mortgage valuer has just spent and hour and a half here and basically I told him what to value it at and why. He agreed with me, and seemed grateful to be guided, as the property is totally unique.

@ Feltwell and FW - thanks very much for your advice to contact the Highways and Footpaths lot at Lincoln County Council too. For £35 they are conducting a footpath search on the field we want without having to organise a solicitor or anything. I'm very worried about the footpaths, and nearly got cold feet over the whole thing with the thought of having to fight the local dog-walkers, who walk all over my future field and have made their own footpaths.

@MdB Your plans of the hill have been so helpful, thanks so much!.

The 150 acres is slowly being bought up, it's terrifying.

I've just been looking at your maps again and have noticed the following:

The land to the NW, W and SW of you has been designated as "EN4 Prominant Areas for Special Protection". I'm not sure what that means but judging by the location of the area given, it is to stop any building on the land between you and the local estates. A local green belt I guess.

Two fields to the north of you have been designated as "EN8 Protection of Wildlife & Geological Sites".

The entire area around you has been designated as "EN3 Area of Great Landscape Value".

Hopefully this is of use to you.

put in your postcode, zoom out a bit then untick everything on the left hand side and then selectively tick the EN3, EN4, EN8 stuff it will then put a coloured border around the fields that are protected. PM me if this doesn't make sense and I'll send you some screen grabs.
