No, they need steeper pitch.

That depends on the type of tile. Clay peg tiles need a steeper pitch than slates.

The shallowest pitch tiles go shallower than the shallowest pitch slating is wot i mented.

strip off the roof covering, fix a ply deck, 2 layers of mineral felt, counter battens, battens then the tiles - this provides (almost a) flat roof structure on a pitched roof ('traditional' flat roofing uses 3 layers).... so if the tiles don't do the job, the underlying felt will................. i have done this twice on shallow pitched norfolk cat-slides. works well (be mindful of insulation, interstitial condensation etc) the roof over sounds like it needs the guttering realigned/cleaned.

Thanks Andrew, sounds good. How long would it last though? I heard recently that flat roofs have 10year life expectancy; is that about right?


Just to update since my last post...
I had another roofer to take a look and give his opinion, and am now even more confused about what option to take. He said the pitch was too shallow for any other tile but a very expensive concrete one, and suggested using ECB single ply membrane instead of tiles. He said this would come with a 30 year guarantee. So my dilemma is:

Do I go with the first option, to re-felt and put the existing tiles back on? Costs just over £2000 (for my 66 square metres) but I don’t know how long it’ll last. Or

Go with the “last a lifetime”, not so pretty, ECB option at a cost of just over £4000?

My heart says I want the extension roof to look the same as it already does, with tiles that match those of the main roof, but my head is saying pay more and hopefully never need it doing again.

The extension roof can only be seen from upstairs windows. When I stand at the side of the building only the very ends of the tiles show, so really I suppose it doesn’t have to look gorgeous (although I want it to!). I’m just not sure what to do and I need to make a decision quickly as it’s holding up work on the kitchen. Any more advice please?

Good point. Sometimes maybe I look too far ahead :roll: . Have gone with my gut, and arranged a roofer at last 8)
