I'm a kitchen designer by trade and I'm fairly sure you can make that floor work for you in terms of rental return.
You can see from some of the other pictures that it can really add to the character of the room and it's the type of "quaint" character that your young professional might find appealing.
Obviously I don't know the area the property is in but if raising the rental return is an option it's worth considering.
In your shoes I'd add an "always on" super quiet extractor fan.
Get cheap kitchen units in a simple shaker style.
Spend a tiny bit more cash on the worktops, sink and tap. These are the items that people take note of. Pay attention to them and you can make a basic kitchen look expensive.
Consider a slimline dishwasher. (Yes it will fit )
