Having moved from a small bathroom to a large bathroom...old one was as long as a bath and about three times as wide as one. The new bathroom is about 14' x 10' and I wouldn't have it any other way. At present it is a room, made smaller it'd be somewhere to go to get clean.

We have a free standing wooden towel rail, even though the bath is against the wall..... it's 10' from the other wall where the radiator and fixed towel rail is

As for the en-suite, if it's making use of wasted space I'd do it. We converted two smallish built in wardrobes from two bedrooms into one reasonable en-suite for the main bedroom. It made bed 2 slightly smaller, but the house sold on price very quickly when we did sell it.

Well Graham, I suppose you have identified the crux of the thing. To me a bathroom is (to use your phrase) a place to get clean. I just don't get why it has to be 'a room'. I tend to do my reading, TV watching, computer time-wasting, etc. elsewhere.

But - most people's views seem to be with you, not me!

I would stick with the three doubles and large bathroom if I were you and only go for the en-suite it it does not screw up your master bedroom.

However, if you do go for the 4th bedroom which is practially only a small study when you see make sure some t***er estate agent does not force you to market it as 4 bedrooms. When we were buying I was sick of going to 3 bed (in this case) houses where you could not get a bed into the 3rd bedroom.

In one case when challenged the estate agent said "well you would not use it as a main bedroom".

Well maybe not, but as you are charging me for 3 bedrooms - I would at least like to be able to get a bed in it!

And you've just answered your question, you want a room to get clean in, so for your purposes it can be small. None of us are going to be living in your house, which is why we all bought our houses, 'cos they were how we wanted them :wink:

Hey, why not....

tile the whole bathroom, put the bath in the centre and the other appliances on one side. This is a good practical layout for a decent sized bathroom.

Now embed a few 10mm end feed pipe ends in a row in the tiles, and add a few similar holes in the ceiling. Now you can add a partition wall that can be removed in minutes without leaving a single trace, with the room already correctly decorated for large bathroom use. When used as bedroom you put carpet onto the tiles. Now you've got a bedroom that will have a tiled wall, but is otherwise as any other bedroom would be. And with the wall removed (it slots into those pipe stop-ends, so comes out with nothing left behind) you've got a big bathroom with bath i the middle, all suitably decorated and ready. The only oddity about the big bathroom arrangement would be the 2nd door, which would stay and be unused.

The bedroon lighting can be attached to the partition wall and plugged in, so again it disappears with no work, no mess. The wall switch would be on the partition wall.

Seems workable enough.

Fantastic scheme, NT. With a nautical bathroom theme, a wooden floor and a couple of hammocks, it could be transformed in minutes.

hmmm, think if I had the choice, I would definitely go for fewer bedrooms and a large bathroom. Everyone's different, but for me bathrooms can be a great place to relax, read, scrub up & chat to one's other half while the rest of the world is locked out! A big bathroom can really make a house; the deciding factor for us when buying our flat was that it had a proper bathroom instead of a nasty stingy little cubicle. That said, if you think you could keep things flexible, that would be great. A study can also be a big plus; so many people work from home now, or have older kids who need to study for exams, or just want somewhere to put the computer so it doesn't mess up the rest of the house...

Can't believe no-ones said this already.. but if you go for the bigger bathroom.. take the opportunity to go for a big big bath.. on your own it's decadent.. so nice to be able to stretch out and get really comfy.. and with Mrs P tooo it could be very romantic.. :wink:

whats wrong with having a layout that gives you the best of both worlds? I've seen it done before, and its not too hard to make it all work properly. All it takes is a little thought to ensure no gotchas.

Actually, Zero, on this forum it seems that everyone's the same! I don't think anyone has advised me to go for the smaller bathroom and the fourth bedroom.

Yes - got a study. It was one of the first projects when we moved in. There was a grotty old utility/boiler room that now sports an entire wall of shelves, desk, computer, etc.

Bathing with Mrs P is definitely a danger to life. She always has the water so deep it constantly pours out of the overflow (sorry, planet Earth), so a really big bath could require hours of swimming training beforehand.
