I must confess that i have discovered the reason for my sudden manic posting rate on this forum.

It is an avoidance technique - we have been given a deadline for moving out of our current home and workplace and our wreck in the country is not going to be ready to live in in time - i thought we might be able to negotiate an extension where we are but the site is being redeveloped and we got a demolition order through last week :shock: - NB they are demolishing buildings behind us NOT the one we are in

I am in the position that cannot physically DO anything yet , cant pack , cant buy stuff for new place while builders still on site, cant arrange services yet, - to add to this we also run our business from current building so are moving high street premises in 2 weeks - they aren't ready yet either - so cant organise those services etc yet

The SH one T is all going to hit the fan at the same time causing short circuit and big mess.

I am driven to keep posting - until the stress goes away

Of course, I thought of sharing the enormous profit that I shall make on the property with everyone who contributed to it.

And as soon as the cheques arrive for all the advice that I've given*, I'll think about that again.

Nothing more to tell, really. We're moving closer to married daughter and grandsons - but goodness knows how long it will take to sell in the current climate.

I could write a book on this subject--- anyway just for a taster:

Avoid the Agent with the hair gel, the pencil tie,the loud stripey shirts, the winkle picker shoes, the ear piece and constantly on the phone to the MD whilst showing you around the house, the Brut after shave.

J and G liked the Agent with the skirt up to her chin,no coat, laddered muddy stockings, tottering along in high heels chewing gum in the pouring rain.

I liked the Agent with the new Discovery, a well fitting suit, who shook me by the hand and LISTENED to my requirements, and who keeps in regular touch to see how things are going.

Avoid the Agent who screeches to a halt in the customised car, 10 minutes late for a viewing on a house that he is selling but never seen and eyes up the owner whilst drinking coffee in the kitchen without making any effort to show you around.

there are one or two really good, professional Agents out there, they tend to wait for the others to make mistakes and then quietly get on with the job by giving informed advice and turning the negatives into positives for both the Vendor and the Buyer. :lol:

Oh yes, and the Conveyancing Solicitors always seem to be away playing golf when the paper work is being prepared so it takes two weeks to get a question answered.

We put our house in Texas up for sale on Feb. 14. We've had 4 people come by and look; no serious bidders yet. I'm prepared for a long wait, really. It's a good thing we're selling by choice and not because we have to. We're not going to contract for another house until this one is under contract. Buying and selling in the States is much different that what we've experienced in the UK, but the same frustrations and angst are felt on both sides of the pond.

Good luck with your sale, Penners and welcome to Norfolk! (Even when I'm sitting on the wrong side of the border, in Suffolk, I'll still try to be neighborly!)

Why use an agent?

Last time we sold, we did our own website and used a fixed-price online agent (in Oxfordshire I think,and £250-ish) just because that was the only way to get a Rightmove listing; they also did a sign, but I'd already used internetsignsdirect.co.uk who were fab and cost £40 and took a couple of days.

Pretty much every purchaser will use Rightmove these days, so paying a couple of percent for a board, access to the overplayed "mailing list" and a spiv to do viewings seems like larceny to me. :shock:

If you do use an agent, this is the market climate to drive a hard bargain on his fee - and ensure that it is linked directly to the price he obtains - but in a "stepped" not proportional way. That really gets them working for their fee! :twisted:

One way to choose an agent is to tour all the likely ones, posing as a purchaser.

Thanks for everyone's thoughts. Actually we've already chosen our selling agent - and I'm certainly not paying him "a couple of percent"!

As I said above, we won't start house-hunting in earnest until we're confident of a sale.
