I'm sure water from the patched section could still find its way to this corner. Interesting comments regards the little edge & the need for good pointing above it. I'd have to be on a scaffold to check its condition though.

Water is certainly notorious for its ability to appear some distance away from its actual source. So it's well worth extending your search well beyond the immediately obvious wet patch.

As for inspecting the pointing above the ledge - could you not manage some sort of view using a simple mirror on a stick?

Ah, got you!! Brought up fairly near, spent more time than was good for me in the place at the bottom of your street, even worked there one summer! But I moved away a long time ago.

There is something not right about the look of the whole bay window - lower levels stone is painted and doesn't match the upper levels. Are the basement and ground floor bays a rebuild?

I had a look at the join between the bay window frame & stonework, I agree it doesn't look perfect. I also noted that ordinary cement mortar has been used in the repair. I've just done a bit of swotting up & it seems lime pointing should be the material of choice. Can anyone enlighten me about the application & mixing of lime mortar, maybe a book or website worth reading? I don't know much about cement, but I'm skilled with plaster. I tend to be a bit of a perfectionist when it comes to crafting things, so looking at these old repairs makes me despair, it seems that very few tradesmen know how to maintain a period building. I might have a go at repairing these cracks around the window frames myself, I'm sure I could do it from inside by sliding the sash window up/down.

The mirror on a stick trick is a good idea, may give that a try.

Worms, I never really paid much attention to the lower level bay windows until I examined the picture I took. I agree, the basement/ground floor bays look ugly, I don't know their history. Sound's like you'll know the area better than me, I'm a relative newcomer to the Southside.

Sadly, the place in question is better known for its testosterone than its oestrogen levels!
