Alright, but oh, dear. What with practical homework from you and architetural homework from Mr Hughes I haven't even made Chris' dinner tonight. You will both be in trouble!

Looking at the larger picture, if you're removing the cement render outside (and the other bits of cement?), then it makes sense to do the delaminating gypsum plaster inside.

I'd like to know how you've done so much work in three years and only spent £50k!

Good point, and thanks for your opinion Matthew. It is horrid to think of just leaving it and fixing expensive fabric on top, and then going tothe trouble of lime render and limewash and a limed-on plinth. If I hack as much off now as I can it will probablyhave a good year of drying before I get round to the tenting bit.

As for the figure I sort of pulled out of the air, we may well have spent more.

The land and fencing - 20k
Furniture - 10k
Machinery and tools - 4k
Dining room ceiling repair -1k
Rebuilding fireplace- £100
Fixing damp on West side- £0 (I hacked off the cement render with a friend)
Fitting the temporary roof on the scullery end £1400
Toilet drain £300
Burglar alarm - 3k
Smoke alarms £150
Repairing rewiring redecorating 4 rooms 3k
Opening up views £0
harvesting wood £0

I think that's round about £43,000 if my maths is working. And at least 43,000 brush strokes done by me! And another 43,000 chainsaw and axe strokes by Chris! And really not that many days where nothing has happened.

We've spent £40k on BC in three years and in that time increased the land by 3 acres, fenced it, furnished the whole house, bought machinery, saved the dining room ceiling, rebuilt an old fireplace, fixed the damp on the West side, fitted a new watertight temporary roof on the end bit, had the toilet drain replaced, installed a manned burglar alarm, fitted smoke alarms, repaired, rewired and decorated 4 rooms, opened up the views, and harvested wood to last 5 years.

In 5 years' time I expect to be mainly finished on the house, damp, render, and all, and beginning on turning the garden into a version of Plas Brondanw. 8)

So I'm guessing it's £35k for the nightly security guard, £3k for his booth and tollbar, £1k for his alsation, dog food, torch and batteries; leaving £2k for all that other minor stuff you listed.

If you'd installed an unmanned alarm like the rest of us, you could have saved all that money!
