"Pt of" is an abbreviation of part of - ie., it's part of another parcel of land with the same number (in this case, 1945). I think the only way to find out where "1945" is, is to search the rest of that map sheet.

Isn't the other "pt" of 1945 just below it - just outside the red-outlined area?

Well, if I am correct that the new boundary on the map that you showed above was when the larger fields were first divided, then it might follow that this was when a piece of a larger estate was sold off: buildings & land together? I'm not clear what date that map was and how this tied in with the history that you outline. (If this is correct/possible then are there estate archives locally that might hold the details?)

I'm obviously not going to get any answers by Monday, and that is the critical time, as exchanging contracts is now urgent. So for now I'm just concentrating on getting really stressed out by the whole thing :?. There's nothing more I can do, and the purchase either goes through, or it doesn't. If I get it, I'll have to start doing some proper research. Or maybe I'll meet a neighbour who'll tell me they know everything I need to know, and wonder why they weren't asked before .

As I see the history, from little bits I've picked up:
- The village didn't exist until the mid 19th century, although I assume there were a few houses there
- The earliest reference in the partial deeds I have is 1858, so the house must have existed then
- The 1891 1/2500 map shows the house with a small rectangle of land, surrounded by a good number of acres of rough grazing and gorse on 3 sides, and a road on the other. The grazing land is unfenced along the road
- The 1891 census shows the house occupied by a weaver, his wife, 3 children, 1 grandchild and 3 borders
- The 1906 1/2500 map shows the fields 1945 and 1946, and further fields to the south, so presumably the rough grazing was beginning to be tamed
- At some time the land to the south became clay pits, and latter woodland that has been coppiced at some time
- In 1966 the house changed hands, and by that time the northern part of the fields 1945 and 1946 were part of the property. The plan with the deeds is based on the 1906 map
- I have seen an aerial photo dated 1967 that shows large greenhouses behind the house
- The only other information I have, is that it looks as though the house was a pair of semis at some time. The two parts are not connected on the ground floor, and I've been told the owner before last opened up the doorway on the first floor. The two parts have separate electricity supplies, the official address is No 1, and the current owner says he lives in No 2! The 1891 census only mentions one house, but it must have been built as two, or one with a 2 storey attached barn/workshop.

It is. So it looks like it became a field in the 1890s, and was later divided. The top part was then owned with the house, and presumably the bottom part became part of the clay pits. But did the house owner sell the land to the clay workers, buy the part of the field that was surplus to requirements, or own the whole lot :?.

I'm getting really stressed here, without worrying about all this stuff. I think this discussion will either continue next week if I finally get it, or be quietly forgotten!

When the surveyor points out an iffy wall and the builder quotes £5k to £8k to sort it out, budget for £50k and you won't be disappointed...

My experience of surveyors is that they point out problems that don't exist, and recommend a mate who can fix it. I'm not gullible enough to fall for that a second time. If the house falls down, I'll rebuild it to futuristic standards of insulation, rather than wondering if I can afford to strip the nasty cement render, add external insulation, and lime render it!

We actually managed to find a good surveyor who didn't go overboard with the issues he found. What he missed was things that nobody could see without digging up the floor so we can't blame him there.
