Good Question NT
I could install a large windmill pump.
Pump the water through a pipe into a water driven generator, supply my own spark to drive an electric powered water pump...........?
(Okay perhaps not)

Mind you it is a stunning little cottage.

I'll contact the council or EA Monday to find out how bad it gets and what's the score for the future in that area as Re to flood prevention etc

I live where two rivers meet (at the end of my paddock), and the environment agency gives the same rating assessment for me (1 in 75). However the house hasn't flooded in the past seven years I've been here - including the wettest ever year (2000) with the worst ever floods in the area. The EA flood maps give a pretty broad indication, which is a pity as even a few feet difference in level - indistinguishable on their map - can make a significant difference in 'floodability'. My house was built over 200 years ago and has been in occupation ever since - it wouldn't have been if it flooded all the time. The water can wash up on to the road in front, so I built a 1m wall to provide some additional protection. I think it would take a real catastrophe like a massive landslide causing a dam downstream for me to actually flood, but the flood rating makes Insurance difficult. I pay an enhanced premium but am still on cover, but I will probably never be able to change Insurer. If you think the house is worth it, try and ask around locally about flooding - eg what happened there in 2000, when large parts of the country flooded? and in 1963 when the snows of the bad winter thawed in the rain and caused flooding? If you have solid flag floors (just need cleaning after flood), put in panelling up to dado height (easily and cheaply replaced) and don't have fitted furniture etc. You may find it's not as big a problem as you first thought.

The buiding material itself would need to be floodproof, as well as the finish. We're talking dilute sewage sludge here.

I wouldnt panel myself as it will merely trap a load of stinky filth. But then I dont need panelling, I look ok painted.

You want impermeable and fully cleananble. Tiled brick or crete is as good as I can think of.

Electrics all above water line would be wise too, you'll need leccy.

And make sure you get at 50k off the price.

This cottage is (I think) cheap, even though it needs work doing on it as well.
It's on it's own with over half acre £175,000 was at auction from 180 to 200 but no one bought.
Could be they are put off by it being a Grade II or the potential for flooding or cost of repair or the way the market is at the moment
Who Knows...?
We put an offer in for 165 but it's looking doubtfull

The idea of the panelling to dado height is that you just replace it, which is cheaper and quicker than plastering etc.. Most floods from overflowing rivers are usually not that deep, only a couple of feet, so you just rip out and replace the panelling, the walls have been protected from most nasty stuff (outside of towns, it's usually just silt - sewage is usually only a problem in built up areas) and will dry out reasonably quickly. I believe old riverside cottages often used to have this arrangement in case of floods.
