Seriously though, with the rise of buy to let.....there are lots of people in the country now who are 'playing' at being landlords and are ill-equipped to deal with problems like these when they arise.
We all (presumably) take great care about what we allow various trades to do to our own properties....but many people will let out a period property without taking the necessary steps from a tenancy perspective.
I would argue strongly that when letting a period property, (esp. if it is listed) that 'bog standard' agreements are unsuitable and that as a landlord, there is a duty of care to the building to ensure that tenants are aware of the things which will damage period buildings.
Sorry, I came over all serious for a moment. As an alternative to flogging...how about piped Drum 'n' Bass* music to all rooms of the house.
*I believe this is what the yonug people are listening to these days
