Hardwood Sink? I once stayed in a flash hotel with a Teak bath - it was vey nice but god knows where it came from and how many monkeys are now selling the big issue!

Actually, wooden snks were fairly common in the past, and not always lead lined.
The lining was often added in order to wash glasses etc in safety.

The outside ground levels appear to be rather high. Either a damp proof membrane should be used to line the external wall, or the ground level should be lowered (see photo)

This picture of the window from outside shows the high ground levels and the likelihood of damp problems as evidenced by the healthy profusion of ferns.
Lowering of ground levels, as suggested, will require planning consent from the National Park Authority as such works would involve some re-profiling of Helvellyn and associated fells.
The competition is extended to include observations regarding the exterior view. Points, as ever, awarded for Period Property related comments.

Internal plaster is in direct contact with solid floor. This has led to superficial damage to the finish to an approximate height of 50mm.

mmmm- Helvellyn, you say? That rules out the Wordsworth House in Cockermouth and also Townend at Troutbeck. Dove Cottage is closer but still not close enough to Helvellyn so I'm trying and failing to think of other public-access places right under Helvellyn. I'm sure it can't be a rented holiday cottage (no carpet, washing machine or DVD player) or a normal B&B (i.e. kept by someone other than Biff ) It's not quite damp enough to be Thirlmere Youth Hostel, and anyway I seem to remember that's more like nissen-hut architecture. Not the Thirlspot Inn, is it? - I'm just going by the map here, not quite remembering what it's actually like inside. Go on, Biff, please tell us where it is.
My PP-related comment is that I think the bottom two inches of the plaster have come off and been replaced with cement (shock, horror!) at some stage in the fairly recent past. Also, the U-value of that window looks quite low, and the cold water pipe probably freezes in a hard winter - not that we get any of those any more.

However, we're not talking gypsum, falls-off-in-a-flood plaster.
The original would have been earth, but may have been replastered with lime. From what little I could see, I suspect that the plaster is still basically earth but with a good many layers of limewash. There is obvious damge at the base of the wall, but your 50 cm, Matt, is a little exagerated, in my opinion. Water penetrating from the already noted high external ground levels at the base of the wall may have been a problem, but some dampness does not necessarily damage earthen plasters. Water from the mop head when the kitchen floor was washed may actually be more significant. Direct physical damage from broom heads is consistent with the rough surface seen.
Is the modern practice of plastering with gypsum to not quite the bottom of the wall, and then hiding the mess with a timber wainscote really preferable? Ait-tightness and mouse-tightness are more likely to be compromised and the patina of worn plaster may be regarded as desirable character.

Yes, there is an outer iron grid which includes the small, one-pane, hinged casement. Internally there is a fixed light divided by narrow glazing bars that exactly corresponds to the iron grid. It is putty glazed in the conventional manner but with one pane missing to allow opening of the iron casement for ventilation.
The house was, before 1799, used as a pub. The iron grid on this rear, ground-level window, may have been a security feature to encourage would-be patrons to enter via the front door and only during the designated opening hours.

Thanks, Biff. Is it actually double-glazed then, with the iron frame also being glazed? What you say about one pane being removed from the inner fixed light seems to suggest this, but it's hard to tell from the pictures. On close re-examination it does look like it.
With regard to the plaster, Matt actually said 50mm not cm. 50 CENTIMETRES of mop damage would be some very enthusiastic cleaning! I have repaired similar bits of the bottom of our own kitchen wall (mostly more recently cement rendered) with home-made lime plaster - dry hydrate and sand following your own excellent advice, Biff - and have deliberately not replaced the skirting-board. Mopping the tiles is not a problem, and we don't get mice any more.
You still haven't told us where it is - as a Cumbrian resident and lover of the Lake District I'd love to know, and I'm sure others would too, but I now guess it's a private house and would respect the owners' need for discretion.
