well I managed to find the only bat man in Norfolk with time to come out. may be a pyric victory though as I suspect it it too late to gather the evidence needed for a license. maybe by a miracle he will say 'no bats here'; or m,aybe he will be able to suggest mitigations that can be built into the work before we get a license next year. or maybe - surely not - I'll be facing a boring delay.so I'm in now - and got quotes that suggest all the advice you all gave me was pretty accurate - many thanks.
Water coming down the walls internally because of roof problems, so very very keen to get going...listed consent seems to be ok and dont need planning permission...
But...BATS. not obvious we have any but must be likely (there have been bats in the past and a few flying around, though not as many as 10 years ago sadly). And its pretty much too late to get a bat survey. so technically it may mean waiting till may, with all the additional damage that will come with that.
Cant decide whether to risk it - ie build in some sensible mitigations to the works and cross fingers none are found (or if they are that the builders are willing to carry on). has anyone ever had builders find bats, and how did they respond? don't want to have them down tools and incur costs while getting a license if the worst comes to the worst. but not sure I'll be even able to get the work done next year if I need a survey in may, the license, then start and have to complete by sept.

2. We have 52 (!) windows in varying sizes. I'm replacing them all with hardwood DG sashes and they should come in at about £115k. The big ones are £3.5k each (handmade) so your estimates are valid. I wouldn't underestimate how long it will take you to 'restore' these yourself (and how successful that will be) versus leaky windows for years to come until you have the time.

Can I ask in particular about the hardwood DG sashes - will this part of the project be carried out by a joiner/window fitting company or do you intend to manufacture and install by yourself.
I've been quoted eyewatering amount for 2 bay sash windows + 4 landing sash windows which makes your quoted figure for the 52 windows extremely extremely competitive.
