Out of interest, could you tell me how the valuation of the land was agreed?

Price was agreed by consulting with several local agents and a negotiator and based partly on the value of our own houses increasing or decreasing should full development have taken place.

Thanks for that Carol. I'm interested because we are in a similar situation, but I know that if I express interest, the seller will want tens of thousands for what is about half an acre with planning permission refused on appeal. Presumably you didn't have to pay the difference between the fall in value which would have been caused by development, and the increase in value caused by having a bigger garden?
