That reply of yours should be posted somewehere on this site as essential reference material for anyone thinking of buying a property for renovation/restoration.
I, for one, intend to save it and, in case something nasty happens to my computer, print it off and file it.

No problem. We are looking to pay between 150k and 190k, but of course we look lower than that as you never know what might have potential. We seem to find a number around the 100k mark but the supply dries up until you top the 200k figure. I am afraid it is me who scuppers most of my wifes finds as I have a classic car on top of the two we drive normally, this precludes anything without a nice chunk of off street parking - and then there is the dogs.... We intend to do most of the work ourselves and with help from my family as my dad is a cabinet maker and has fully refurbished a house before.

We currently live in a 1990s 3 bed semi, and although the garden is small, it has matured well and over looks fields. The drive can accomodate 3 cars and at the end I put up a thick gauge timber garage, thus it ticks all the practical boxes. It only lets us down in two areas: 1) No character at all, 2) No open fire... also makes you feel like a number rather than a name.... if you know what I mean.

I absolutely know what you mean by 'being a number, not a name'. Living in a home with lots of traditional character certainly is a priviledge

We saw the first one you posted on Saturday, it was great, my wife loved it. However the access to the rear was just to narrow to be practical, I had 1" either side of the mirrors! Apart from that it was a perfect house, the owner had brought it three years ago as a roofless wreck and had added the extension and rebuilt the house, very good taste - reminded me of a snug in an unmolested old pub. They have just brought a Georgian town house to do the same thing with....

So has the garage we rent from the council. We just fold back the mirror on the passenger side.
