End walls are 1860ish rubble + mud constuction. Floor joists + roof beams are old, everything else is 1970. Front wall is 150mm wide (4" block + render) rear walls are 250mm wide (9" block? + render) no cavity. Floor is at least two layers of concrete which is dry but the bottom 100mm of most walls including internal is damp. Not found any DPC anywhere yet though suspect there is under the floor. Have found plenty of cement render without any cement in it, plaster that isn't stuck to the cement and paint that isn't stuck to the plaster. Wood chip wall paper and hardboard everywhere....

Most people would call it sand.... which is about the strength it is. The plaster skim on top is stronger. Fortunately the stuff between the blocks is fine. At least it is easy to remove..PC said:

Is the outside rendered? With cement? Does it touch the ground?
Have the ground levels outside been lowered in the recent past?
Cavity walls look like this (usually...) [___] [___] [___]
Solids like this (usually) [___] [_] [___] [_] ...or variations thereabouts, look for the heads [_] of the bricks.
Is the damage on a chimney?

Just thought I would post back with answers to some pertinent questions
House has been occupied up to yesterday by a family, house has CH which was on when I first viewed and house was very worm.
I don’t think it has CW insulation only thin insulation in loft.
No fireplace or chimney in room, but large rad on opposite wall.
Floor is wooden.
No external render , but signs of some repointing.
No water or drains on that side of house both kitchen and bathroom on other side of house.
I have a builder coming on Friday when I complete and take possession to give me an estimate for removing the wall between the kitchen and dinning room, and some other jobs
So I will also ask his opinion of the damp.

I'd have look at Matt's and PC's credentials.
Bob the builder came round today and had a look at the damp and said

He then had a look at the outside wall and dpc, no obverses sign of problems apart from the pointing in the area of the damp was different from the rest of the wall.
He has told me to take up the carpet and floorboards in that area to inspect the dpc and brick work under floor level.
Any thoughts or comments welcome.

A look under the floorboards may reveal something. However, a break in the dpc may be impossible to spot by looking at the edge of it.
The unusual pointing in the area of the damp sounds as though it could be significant. I wonder if someone tried to solve it before.
