The point is it was probably not actually necessary to have that much work done, it's the same old problem - get someone to do a survey, the survey says get a damp 'expert', the damp expert has a vested interest in finding extensive supposed 'damp', and gives a survey which finds it and recommends invasive and probably not necessary treatment.
The mortgage company then insists that the work is carried out.
The alternative is to pay for a survey from someone genuinely independent which might well save cash by NOT recommending invasive treatments.
It's a risk however all take when buying - to try to drop the price by the amount that the treatments will cost. It's also tempting for a vendor who might recognise that the work required isn't as it says on the survey, to say no the house was priced as it was and that's what I want for it.
It's often worth challenging the survey and the mortgage comapny if it seems that the work required is way over what it seems from your own inspection.

I don't see how you view it as gambling Matt. I trusted advice I was given by the solicitor, my financial advisor, the mortgage company and the damp 'specialist', who is a bwpda member.
If anything I've been robbed is what it amounts to.
In any case, I'd be interested in suggestions of a realistic company able to give advice in my area - so if you can make a recommendation Nemisis, I'm all ears!
Latest developments are that I have instructed the solicitor to go back and tell the vendors that they can have the original price and we'll have to bear the cost of the work.

In the current state of affairs in house buying you have lost out. Maybe if you hadn't put in a lower offer they might not have reconsidered selling the house, who knows.
Maybe they were just guaging the market place.
Until the law changes and estate agents all change to charging for work done even if the house doesn't sell, this will happen all the time and does often.
For you, HIP's would have been a good thing, as the seller would have bourne the cost.
What sort of company are you looking for? To do what?

It is robbery and a gamble, it's all a con which needs to be exposed really. It's a vicious cycle and the buyers lose out.

I'm afraid your "I've been robbed" claim isn't really valid - although I can understand your frustration. But until a legal contract exists, either party is at liberty to dump the deal with impunity.
