working with architects

Have come to the conclusion that we now need the services of an architect. We have got planning and listed building consent and know exactly what we want to do but there are some complicated structural elements to deal with and builders seem to be struggling to price the job properly. AND we're working to a very tight budget, don't yet know how much the work will cost so naturally feeling very nervous about costs.
Are there any of you out there have used architects and are able to offer some top tips ?

My experience with architects is that the more creative they are the less good they are at project management. Sometimes you need their creativity, but in your case it sounds as if what you need most is good project management skills, and this is what you should seek.

It may be that you just need a structural engineer rather than an architect, although an architect should certainly provide the overall service, perhaps by subcontracting.

I recently discussed (but subsequently did not pursue) a change to part of our roof with an architect friend. He told me he could re-design the roof and prepare the necessary drawings but would have to subcontract the calculations to a structural engineer to satisfy BC. Apparently, such services are available over the web. I'm not really sure of the details but thought it might be worth consideration.

I would definitely use a structural engineer rather than an architect. You'll need their calculations (backed up by their qualifications and indemnity) for building control so you'll end up paying for one either way.

Check any paperwork you get from a structural engineer and be sure it doesn't say 'for design purposes only' on it. Fortunately, mine didn't have this cop-out due to a mis-print, otherwise I would have been stuffed. I cannot make any further comment, in line with the settlement.
