I was wondering if I could get people's thoughts.
I live in a 1895 Victorian terrace, east London.
Large wet patch on wall in hallway all along from a meter in and then to the staircase.
Same wet patch in kitchen on same side as in hallway and on side towards outside.
All latches about a meter high.
Hallway had one or two damp proof courses and it came back.
Under floor towards door is dry.
Towards middle and radiator the floor is wet.
A wooden pole going into the ground has wet patch, vertical piece of wood is wet.
Front porch is concrete.
Side return floor is concrete, no drain.
There are problems with windowsill outside the kitchen.
One builder said replace all heating pipes even though the spot check showed no wet pipes, despite wet subfloor.
Others said don't do that, do another damp proof course with different plaster.
Another said do vapour barrier and issues might come from pre existing water tank in Loft? And treat exterior with brick protection. And put drain drenches.
I am by now totally confused.
Are there ways of pinpointing pipe leaks?
Is it to do with the extension in back stopping ventilation?
Any pointers on how to proceed would be much appreciated.
