I have a small brick built rainwater gully under my floorboards in my entrance lobby which collects rainwater and silt from a roof valley above. The under floor gully is about 2ft long by 1ft wide by about 1 ½ ft deep and is rendered on the inside. The gully should always be full of water and the outlet pipework which is quite high in one end of the gully has a 90 degree bend pointing downwards so that it is submerged in the water therefore acting as a trap to prevent drain smells entering the house.
Problem is the gully has sprung a small leak. Water level drops very slowly exposing the end of the outlet pipe and allowing smells to waft into the house. I can see from the outside of the gully roughly where the leak is as the soil is a little damper in one particular area and when digging down with my hand a small pool of water forms.
How should I repair this? Add another layer of cement render or apply a coat of bitumen aqua seal. Is there such thing as a fast setting waterproof render?
