Hi All,
We are on the verge of buying a grade 2 listed cottage, we were expecting it would complete this week, when along with the contract and final paperwork we were sent an old photo of the cottage and I spotted a problem; the building now has an exterior door that was not there when the building was photographed in 2000, and now I understand what the listing meant when it stated that the original entrance no longer exists (in the absence of such obvious evidence I had assumed it meant it had changed in some way other than not being there at all).
The photo clearly shows a window where there is now a door, a previous owner has reinstated the original door, and as we have not been passed any planning documenation regarding this, it seems likely that it cannot have been granted planning permission.
What should we do? Ask for indemnity from the vendor? Advice appreciated.
