Have just had survey done by former National Trust building surveyor on 100 yr old house. He has pointed out some dampness on an internal wall and along 2 sides of the external walls, he was unable to get access to a third wall. This he detected using a moisture meter which read at top of scale around 2-3 ft above ground. External walls are 9 inch brick.
Vendors say that a dpc was injected. Floors have been replaced with concrete.
Externally I see render has been removed by about 4 ins and bitumen painted on, but it is not adhereing properly. There is a vast area of concrete driveway to 2 sides of house, which I suspect is not helping the situation. The house has been sprayed with some sort of water repellent paint/coating.
Internally, there are no visible signs of damp, eg tide marks, flaking plaster/paint, in fact it all looks pretty good. I cannot smell any damp.
I can't see any obvious routes for water ingress from say roof/pipes.
Location wise, there is a stream nearby, and the house has a (not currently used) well so I guess the water table is fairly high.
I'm very, very concerned about the possibility of mould because I have a shedload of allergies/chemical intolerances.
We're under quite a time pressure from our buyers who we don't want to lose. I'd really appreciate your thoughts and any specific references to previous threads which I could read.
