Surveyors for period properties

Hi

We want to purchase a period listed (Grade II) property which is currently bedsits and return it to a single family house. We're planning on getting a full structural survey done as the place is not in that good nick but I didn't know whether we needed to find someone who is specialist in listed/period properties or whether the company that the mortgage company will use would be fine? Any advice? Or indeed recommendations (the property is in London)

The surveyor that the mortgage company uses is simply there to make sure that they can get their money back if everything goes belly up.

You will need your own surveyor which specialise in period listed buildings to get a professional opinion as to its structural and cosmetic repair state.

Absolutely. As Middi says, don't rely on your building society survey. Engage the services of your own surveyor, and make sure he/she is thoroughly experienced in period properties in the area that you're buying. Don't be afraid to ask for evidence of this, and to give him/her a detailed brief on exactly what you want looked at.

If you phone SPAB (http://www.spab.org.uk) and ask, they should be able to provide you with a list of surveyors who specialise in period property in your area. They keep a register of specialists. It's much easier than starting from a phone book.

They were even able to tell me which partner had the specialist knowledge within the firm they gave me when I was looking.

Thanks for the advice - I'll get on to SPAB and get a list from them and phone around. I'll also update my profile - the property is in London (Islington).
