Hi everyone
We're in the process of buying a 15thC thatched house and are in two minds about whether to spend £1200 +VAT on a full structural survey. The firm is the only one I can find which is experienced in buildings of this age, member of RICS and so on. The house has a large barn conversion so is almost 2 properties, hence the huge price. I might not need to raise a mortgage on it, but if I do it will be in the order of about £20,000.
We have a lot of experience in restoring old buildings but have never had a property quite this old before. This one is in great and pretty unspoiled condition and detailed and v nosy inspection hasn't turned up anything of grave concern. I'm fairly sure a homebuyer's report is pointless so if I get any form of survey it needs to be the full works. However past surveys on my other properties have done a lot of 'can't see any problems but you might need to pull it apart and get an expert to examine it one day in the future' and I've felt it's a total waste of money. I know all the things I'm going to need to do over time and there isn't anything that's going to put me off buying this house unless it's literally about to fall down. However I don't claim to be a surveyor and although money's tight I don't want to rely on false economy. Can anyone sympathise with my gut feeling that it's money better spent on restoration or should I bite the bullet and fork out? I'd be interested to know what other people think.
