Hi everyone.
My last 2 properties were in worse condition than the one we are looking at yet on the home report (Scottish system) there is a 2 for potential "woodworm" and a 2 for "signs of damp" with the throw away line about "recommend a survey by a timber and damp specialist".
The mortgage company have picked up on this and want me to get a survey, all I can find are companies who do chemical damp proof etc, can't seem to find an independent who specialise in older buildings.
My sister just had the same (about 2 hours north of where I live) and didn't take my advice, "specialist" came out wanting to tank the place and treat for rising damp in a maisonette above a shop. 14k and the Mortgage company insisted on the works so she pulled out.
The property I'm looking at is otherwise damp free bar lifting paper in the downstairs north facing wall. On the outside its clear the gutter is overflowing down the back wall.
Inside the attic no rot, but there is old signs of woodworm, but doesn;t look wide spread or recent.
I'm not surer how to go about finding a specialist that isn't going to recommend needless and frankly counter productive works? Is there a decent list anywhere of surveyors for our sort of homes?
We're in the Aberdeen/Dunee area, house is 1830's stone and about 10m above the water.
