My Victorian semi has eight rooms and I don't use or need the two rooms at the front that face north. I'm thinking about renting them as a sort of two-room flat with only the front door, hallway and stairs shared. The front parlour would become the kitchen/diner/lounge and master bedroom would have an ensuite with shower. Each is about 14' wide x 12' deep (minus chimney breast) with bay window downstairs that adds about 7' x 2½'.
I don't want to lose any of the plaster moulding on the ceiling downstairs which is one of the reasons why I'd prefer the new soil pipe to be external (Brett Martin cast-iron effect). The ensuite could be in either the NE or NW corner of the master bedroom and would include one of the two bedroom windows. If in the NE corner (next to gable end E wall that has external insulation) the soil pipe would be where a drainpipe would be if I had one. (Rainwater from front roofs goes down single drainpipe next door as that has a gulley).
Am I right in saying that an external soil pipe on the front would not be a permitted development? Has anyone here been granted planning permission for such a thing?
