Sash windows

We really need to do something about a couple of sash windows on our cottage. The glass is old but our attempts at putty repairs are less than perfect and I think it's time we had them properly renovated (or god forbid - replaced).

What am I likely to have to pay to have this done and has anyone got any recommendations in the Oxfordshire/Buckinghamshire area?

Can't help you any on prices Simon as I've done my own - but it anyone tells you they need replacing entirely with new then show them the door instead.

Sash windows are almost infinitely repairable, it's criminal how many have been ripped out for want of some simple repairs. Any good joiner should be able to do this for you.

There are various sash renovation companies out there that claim to specialise in the work, but be careful who you choose - some of the big names like to slap in nasties like plastic parting beads, which never look right. However it's really not work that needs a specialist, if you can get a local recommendation for any good joiner they should be able to do the repairs, plus fit draft proofing if you want it. Have a look on the Mightons and Reddiseals websites if you want to see what draft proofing materials are out there - chosen carefully it's very discrete and not only stops the drafts, it makes the windows slide a lot easier as well and stops any rattles in high winds. Timber parting and sash beads with brush seals in work really well.

If you're feeling brave then basic sash renovation is well within the scope of any half-decent DIY'er.

It is a lot of work though. They look great when done, and as Feltwell says, if you are half handy why not give it a go. I have to admit, some of mine are more repair than original wood, and one was so bad I made a new box frame, which took much less time than renovating the knackered ones! Getting putty out is tricky, either cut it out with a sharp chisel, or use a heat gun. I have broken a few panes using a heat gun, but the last 2 I did, I removed the putty without breaking the glass. I put the gun on the pane and directed the hot air across the top of the glass onto the putty, so the stream of hot air never hit the glass directly. High risk, but sometimes there is not much else that can be done.

Old hard putty can also be slowly removed with a big soldering iron.
Problem with the heat gun is that one cannot see the 'flame'.

The rebates must be thoroughly painted before reputtying. Preferably with oil primer.

The putty should be fresh, work the free oil back into it by kneading. Do not pour the oil away.
Have you a proper putty knife?

Leave the new putty to skin before painting. Might be a couple of weeks in the summer. Clean the borders of the glass. Lap the top coat of the paint slightly onto the glass.

Hi Simon

I'm in the midst of a sash window renovation right now, and I'm quite close to you - pm me if you'd like to visit and talk about it.

It's just basic DIY stuff but a lot of it - I've done about 20 hours since starting this week and am just about to start priming and putting it all back together. This time includes successfully removing all four panes for re-use!
