We are about to embark on a project to renovate the master bedroom in our property. It is a early 1800's sandstone property originally built as a gatehouse, the bedroom in question is essentially an attic room. There are no obvious major damp issues other than in one corner where the ceiling meets the wall. This appears to be more mould/condensation as opposed to water ingress.
I am pretty sure the walls haven't been lime plastered so the plan is to knock of all the plaster (thankfully walls are only 1.2m high other than gable end and opposite internal wall) and go from there either leaving some exposed or lime plaster or a mix of both. My concern is what to do with the ceiling, I've no idea what the roof has been insulated with so was considering taking a bit of board off to investigate further. I've been told that in sandstone properties there should be a gap between roof insulation and walls however unsure what this means.
I would be grateful for any advice or suggestions on this especially regarding best type of roof insulation should be renew this and considerations for these types of property as well as best ways to ensure adequate ventilation to prevent internal damp/condensation other than opening the window and putting the dehumidifier through its paces! This room is pretty much going to be the test case and blueprint for the other rooms in the house so any advice would be greatly appreciated.
