Repointing Before Or After Plasterboard is Fixed?

I've got the following tasks to do and I've no idea in which order to do them. The end of the house is gutted i.e no floorboards upstairs, just roof beams and joists and raked-out stone walls ready for pointing, no wiring and no plumbing.

I've got to:

Repoint the walls
Lay new floorboards
Build partition stud walling upstairs and downstairs
Fix plasterboard onto roof rafters

I've talked to the electrician and plumber and know what they need before they can return, but do I fix the plasterboard onto the rafters before repointing or afterwards? And do I build the stud walling on top of the new floor or do I wait and fix the floor around the stud walling? My natural inclination is to:

Repoint
Put new floors down
Build stud walling
Fix plasterboard

Does it make any difference?

So make sure you work out what and where you need it before you fix anything.


We had our roof replaced 12 years ago and there is no room between the sloping bits of bedroom ceilings and the underside of the roof to insulate. They are joined together :roll: .

Currently considering options.

Fortunately the roof was insulated from above when I had it retiled about two years ago. I still want to put additional insulation in though, sandwiched between the rafters and the plasterboard. If I repoint first and put up the plasterboard afterwards then how do I seal the gaps between the walls and the plasterboard? Just use some plaster?

I agree with your order to.

I've worked on houses where the original builder has put the floor down first, and built stud walls on top. It made for a quicker job for them, but is a total pain in the arse if you ever have to take the floor up.

Schoolmarm's point about insulation is very valid. As well as insulation between rafters, you really want a continuous layer under the rafters as well before you fix your plasterboard (or use insulated plasterboard) - unless you've redone your roof with an insulation layer on top of the rafters, under the tiles, which can be done (but is relatively rare).

Just seen the post you put up as I did mine!

I'd be tempted to use insulated plasterboard, it's easier to fix than seperate plasterboard & insulation. Gaps between walls & new ceiling? Keep them as tight as you can and yes, I'd just fill with plaster or powder filler, if you're getting the whole ceiling skimmed then that will take care of it.

Before you get it skimmed, if you've got a gap between the insulation & wall then it's probably the one & only time that the bodgers best friend, expanding squirty foam, is appropriate to use - with care!

Well I was going to put the floors down first and build partition walls on top The problem is that I'm being advised to do things by a couple of builder people I know and I'm not happy with what they suggest e.g. they are saying I should put board down across the floor beams as it makes laying the floorboards much easier (but then you end up with a double layer, and if the floor has to come up then it's a real pest).

My current roof insulation is on the inside of the roof, sandwiched between the rafters and the planking the tiles rest upon:

rafters>insulation>planking>impermeable membrane>tiles
