Replacing Rotten (modern) windows in Listed House

We are in discussions with our CO as to how best approach the replacement of some really rotten modern windows in our listed house. These were replaced without LBC around 15 years ago which the CO is aware of. These windows are totally out of keeping with the property (more suited to 70's housing estate) and are double glazed. We only have one original Georgian window which we obviously are keeping.

The house is a mixture of styles and periods, ranging from 14c to 18c, but is listed as 17c. We don't where to start with the style of the window that we should put back into the property. Our suggestion to our CO was to copy the style of window in a similar property to ours in our village. The CO has said that he is not happy for us to replace our windows in such a wholesale fashion and each should be approached individually. I have no idea how to approach this as our house is such a mish mash of ages and styles. Does anyone have any suggestions as how we should negotiate this with the CO? We are open to all suggestions and even asked the CO for his opinion but he was very vague and wouldn't give us an answer.

Won't your CO give you advice about how he would like to see each window treated? If he's not happy with your proposal, surely he'll help you to make him happy.

Have you considered consulting an architect with sound conservation expertise?

Yes it will be more expensive, but usually a CO will be happy dealing with an informed professional, and in the long term having someone who can draw and submit plans and supervise what is, after all, a very important element in a listed building may save a great deal of stress and hassle.

The CO has been very vague and we assumed that he didn't want to guide us because he wasn't sure of suitable window types for our property.

We have employed a suitable architect with experience of conservation and LB's. They produced the pre-app plans for our windows based on a property in our village which is of similar age to ours. The CO is meeting with our architect and ourselves next week to try and sort this out but I was wondering if anybody had any advice as how to best approach this as we are a bit stumped at the moment.

The CO is usually v. good and as we have been very careful with the repair of the property so far has ok'd some of the work we have undertaken without having to apply for LBC which has helped us enormously. We therefore would like to keep this relationship as sweet as possible!

It sounds as though you are fairly relaxed about what is done, provided it qualifies dor LBC. I feel sure that your architect and CO between them will be able to come up with a mutually agreeable solution.

In my experience, the people who find CO's difficult are those who are difficult themselves!

If, as you say, the building is an interesting hotch-potch of diffferent periods, might it be appropriate to echo this with different styles of windows?

PS if you have had things done without LBC ensure you keep a record in writing and get an informal written response from the CO.

Actually, Nem, you can post it direct from the website. Here's how:-

1. Right-click on the photo, and left-click on Properties
2. On the General tab, beside Address (URL), you'll see the URL of the picture. Highlight this, then hit CTRL+C to copy it.
3. When posting your PPUK message, when you get to where you want to place the picture, click the Img button, then hit CTRL+V to paste in the URL then click the Img* button.

That saves you all the hassle of saving the picture, then uploading it, etc.

Aha - thanks for that, I usually copy to My Pictures first... the technology isn't my strong point.
