Replacement windows - do Buildings Regs apply to listed blg

Can anyone help me with the answer to whether I need Building Reg approval as well as listed builiding consent to replace windows in my 2* listed farmhouse.
I have been granted LB consent to replace the frames in oak to match exactly the original profile, while retaining the copper glazing bars as any re-useable old glass. Work is well underway.
My contractor (a specialist in restoration) thinks Building Regulations approval does not apply as it is listed (he is not FENSA so the self-certification would not apply). Having done some research I can't find anything that says Building Regs not required (although Part L does not apply to listed buildings). Can anyone point me to the definitive answer?

Buiding Regs technically do apply, but only in so far as they are not binding documents anyway, and for a listed building they need to be interpreted by the Building Control Officer with reference to the English Heritage guidance notes and PPG15.
In essence, your BCO should have absolutely no problem with your windows or anything structural which is 'like for like' - but s/he would expect modern stuff - like electrics, plumbing and drainage - to be fully up to scratch were you carrying out any internal work.

I gained LBC to fit a new window to my (Grade II) house (as part of a wider project). The works also received Building Control consent.

The single-glazed window that I fitted was, of course, strictly specified by the CO to comply with his requirements as regards design, glazing bar thicknesses, etc. BC raised no objections to this.

I commissioned the window from a joinery company and fitted it myself.

Am I likely to have problems with getting the BCO to certificate the work at the end of the project, because I'm not a FENSA fellah?

I'd welcome your (and anyone else's) opinion, please.

You should have no problems at all, although the BCO may charge you to certificate the window - as the reasoning behind FENSA accreditation is so that the installers can certificate their own work, removing the onus from teh BCO. It's the same as having a part P qualified electrician - you can use one that isn't but it will then cost you from £60 - 200 to get Building Control to get one of their own approved sparks in to sign off the work.
As to whether or not you notifiy the BCO over one new window is, er, entirely up to you. I can't think of many people who would!

Many thanks for your views on that. As to your point above, given that the window is just one part of a much wider project, won't the BCO want to include all the details in his final inspection/sign-off?

Technically I suppose s/he would - but my experience is that they content themselves with things that are likely to kill you, like electrickery, water and structural stuff, and with things that look like corner-cutting and cheese-paring, like insufficient insulation in the loft. To be honest, I wouldn't mention the window unless asked, and save yourself the price of a few nice bottles of wine. Once the whole project has been signed off, you'll feel like opening a few anyway!
