I would really welcome any advice please - I have a c. 1900 property and it's wallpapered in almost every room. The wallpaper was peeling in this particular room so we've removed it (need to go back and go over it again with sugar soap etc).
The plaster - which I think is lime plaster (novice here!) - looks in pretty decent condition mainly. There are some smaller chunks missing on the wall with the window, which has had some damp issues which we've just had looked at externally and hopefully repaired, but it wasn't 100% obvious what the cause was and this wall does get a bit of battering from the elements, so keen to keep the finish breathable if possible just in case. We only know it had damp from the survey and a damp meter (26% damp) rather than any obvious signs like staining and mould.
I contacted a few plasterers seeing if they could skim the room in lime plaster but the only one who has said they can do this so far has quoted £5,500 plus VAT which isn't realistic for us. Another plasterer has said they would use PVA and then normal multi-finish plaster and they don't/haven't worked with lime. That said, the walls aren't in awful condition so I wonder whether we could patch them up with some kind of lime filler and then sand and paint.
The ceiling has a lot of cracks and a textured finish (we removed paper from this as well after a negative asbestos test), so it sounds like the obvious solution is to have plasterboard put underneath that.
