Recommend a Damp surveyor

OK things have hit a stumbling block, my mortgage advisor tells me he expects the mortgage company to place a retention on the mortgage for remedial work on the property.

Now if this were to come back with "fix the roof" I would be perfectly happy with that. However my Damp and Timber survey (which they want to see) recommends an injected DPC which is a sin I have no intention of committing on a listed building.

I'm therefore in need of a surveyor in West Yorkshire who will not include such recommendations on their report. Any one got a number?

I had the same problem. Simple solution. Pay the cost of the pointless remedial works as an extra deposit. It seems the cost of remedial works is seen as a reduction of the assessed value of the property and remedial works are not a requirement of the mortgage. For us it was around £1500 extra we had to find. Injected dpc is probably not allowed on a liksted property is it? Never mind you don't need to get into that!

Provided a good report for friends in Leeds. They still got hit with a retention for works, but it was 100s rather than 1000s. From what I've seen she is likely to take the listed status seriously. Beyond that you at at the independents like Ridout Associates, Floyd Consult, EBS or Hutton & Rostron. Who will travel, but will be expensive.

Thank you, it looks like she is in Huddersfield which is only 25mins away, so that should be perfect.

Few points from me:

1) I would be surprised on the remedial. My surveys detailed up deathwatch beetle, holes in supporting walls, completely shot roof requiring total replacement, rising damp, condemned electrics and a couple other things - all went through the mortgage co without a hitch.

2) Does your survey directly and only recommend injected DPC? Mine stated "remedial work required, for example..." in which case I wouldn't worry.

3) If you've paid already for the survey, then the surveyor should certainly take out any "recommendations" if you ask them to. You're paying for a report on the current state of the property, not a proposed schedule of works. Failing that, get an electronic copy of the Damp and Timber survey and edit out the offending parts yourself? My surveyor obligingly sent me a copy in MS Word :twisted:
