Did you ever get a response to this problem as I am encountering the same thing and am not sure what to do to protect my tiles?

Our son insisted on unglazed tiles on his (concrete) kitchen floor. Pre-laying, I tested one with Danish Oil and found that it absorbed two coats before water sat on the surface instead of being soaked up like blotting paper.

This floor is now filthy, but that's because it only ever gets swept. On one of my visits I cleaned a small area, just to show him what it could look like. Came up a treat, with no staining visible (but I could have just been lucky in the bit I tackled).

you can use Osmo polyx oil on unglazed tiles as always try a small test area initially to see if your happy with the appearance

For my terracotta hall floor I was told by an elderly villager that they had always used 50/50 linseed oil and white spirit, if the tyles are virgin they will likely need approx 4 to 5 coats applies with an old wragg, then wiped/polished off between each coat with another wragg until the surface stops absobing the mix, its a hands and knees job Im afraid but 3 years on my tyles look a treat, You do have to give it a fresh (single) top up coat every 3-5 years depending on how much wear the area will have. If its a big area get yourself some garden knee pads, good luck

Which type of linseed oil are you using? Boiled or raw?

Boiled Linseed oil and white spirit works great - here is one I prepared earlier and sat a dog on <IMG SRC="http://www.periodproperty.co.uk/discussing/smileys/smile.gif" BORDER=0 ALT="">
