Hi all - have had the fantastic news that after a years wait one of my neighbours will consider selling me a part of her garden. Currently I have no front garden to my (now very pretty) cottage just an old boundary wall about 1m from front of cottage that used to look out (in old photos) onto a communal path which ran in front of all the cottages in our terrace. Thsi path has long since been incorporated into this neighbours garden.The purchase of a small wonky triangular section of my neighbours garden directly in front of my cottage will aestehically enhance the view of my cottage from the front significantly. However the wonky triangle I would like to buy is quite small - about 20m on its longest side and 3m at the wide end. I need guidance - my neighbour knows I'm keen to enhance the aesthetic value of my house,has already approached a local EA but hasn't told me a price - just that the agent said it was less about the loss of value to her place more about the enhanced value of mine. SO I'm thinking next steps are get 2 x EA to value it , cost out price of fencing etc get a solicitor to quote fees and only then put in an offer. Has anyone any experience of this - any hot tips? I've looked at the garden law website but not much help.Does one putin a low bid and then move up?
