If anyone is looking for a small, detached cottage in East Devon (Lyme Regis 10 miles), Grade II listed (I think), 18th century (I'd guess), untouched and not modernised one has just come onto the market in our village. A conservation project. It's in a lovely position on a country lane, and next to a small river. It has 0.6 acre and the river flows along one side of the garden. Opposite the old mill which dates back to Domesday Book. I've not been inside but I know an old lady lived there until she sadly had to go into a home, and that it's not been improved. One picture I've seen shows a timber framed wall inside although it's a rubble stone cottage. I won't say what the price is here but I couldn't believe how cheap it is although I know all these things are relative.

I wish I had the money to buy it. I have no connection to this property and no vested interest. I just don't want it to go to someone who will renovate it inappropriately.

I hope someone is able to save it.

I wonder what water frontage in general does to the price of a property, nowadays.

In theory it should make the place highly desirable, but is it possible that fear of climate change, rising water levels, more extreme weather, flash floods, and so on, is starting to steer people away from such properties?

When Mrs P and I were house-hunting, 18 months ago, we came across a gorgeous mill house in Suffolk, fronting a river, that was surprisingly cheap. However, we felt that the flood risk of the location was just too serious to make the purchase.

I think I know the property.

The cheap price is no doubt influenced by a rather dodgy family with two young sons who can occasionally be found playing pooh sticks over the two bridges by that river...

Small world... I was only looking at that cottage earlier this year and thinking it looked like it needed the "Wiggs treatment" !!

If I am right, it is the cottage behind the trees here... and I am willing to let any potential purchasers have the two specimens in the road!

And having just seen the price and pics on RightMove, I have to say "Wow!" Someone is going to get a delightful place at an incredible price. Some very "original" features including mould, a range and rather elaborate hot water pipes. I do hope it is bought by someone sympathetic and lime-aware.

Knowing the village is very sought after, I doubt this will hang around for long at that price Vicky!

I'm not sure it is listed after all - nothing on RightMove anyway - although the particulars are very brief (3 lines).

Thank you , lovely old house but to be fair the price didnt really make me think i needed to be applying for any loans any time soon , is that cheap for the area though? i suppose it is quite big and when its restored it would be a fantastic house, but 18 million French frankfurters its a tad steep isnt it ?

It's great, but hardly cheap-- .it would certainly make a lovely home eventually!

Hi, WiggsFamily is that really you? We must pass all the time and not know. Yes, that's the cottage - behind the trees. Does everyone who wanted the link have it now? Please someone buy it. Just about every other cottage in the village has been trashed. I'm the expert on drainage and flooding in the village. I get teased because I know where every water course is, where every drain links and where it all flows. In fact we have the local council conducting a drainage survey here this week after my campaigning for two years. The Mill Cottage has never been flooded as far as I know - although parts of the garden do get it. It's so pretty here.

If it's not listed do you think I could/should apply for spot listing? Vicky

Vicky - we may have passed but only occasionally. I visit the village 2 or 3 times a year as my parents live in the old barn next to the old school.

It really is a lovely spot.

Latest on cottage is that there have been 30 expressions of interest and 10 offers by Monday morning. Price is expected to exceed £300k. Few people put off by flooding potential, developers backing off as there isn't enough money to be made.
