post 1840 buildings must be of national importance and of definate quality to qualify for inclusion on the statutory list. Criteria are architectural interest - historical association - close historical associations and (to a much lesser extent) group value. I certainly wish the criteria would be reviewed - together with conservation area legislation - before we lose more 19th c / early 20th c buildings to either demolition or insensitive alteration............. once they are gone they are gone.

That's the theory - but even when many informed people consider that they are, it's still not a foregone consclusion that EH will agree, and the Sec of State at times overrules EH.
Hi thanks for the replies. I think it's unlikely it would get it really.
It is in (quite a small) conservation area. People aren't completely sure of when this particular house was built although the general history of the conservation area is known.
In the area it's unique in that it's a detatched house within its own grounds which are on all sides (although one side of the grounds is now much narrower for a bit due to an extension). The other Victorian houses constructed at the time, although large, are in terraces of three or four with long front and back gardens.
The main house is of good quality and in a good state but the later extensions (pre ww2 & 1970s) need some work. (something to do with underpinning the foundations to prevent movement away from house causing some gaps & dodgy pointing in the extensions.)

It will have some protection by being in a onservation area, but that's minimal and depends on the conservation area. It sounds as though it may have been declared to protect the grouping? Have you asked the local authority for the CA appraisal?

Whilst I am sure COs are perfectly nice people - I think the "officer" bit puts people off.
If they weren't called Officers people wouldn't be quite so scared of talking to them - it's the military connotations
Perhaps they could be called Conservation Buddies, Conservation colleagues or even conservation friends.
Why not run it by one or two of the COs you know Nem? - I'm fairly sure they're not allowed to set up firing squads anymore

Because it's the CO in the area who will have the information regarding the CA, and the significance etc etc and any restrictions regarding planning and alterations.
I know a great deal about listing - possibly more than many a CO...
