We're in the process of purchasing a grade 2 listed house and we hope to build a single storey extension and carry out a few internal alterations. I'm starting to look at a few architects to draw up plans for a pre-app submission followed by full submission and the corresponding building drawings. The question is who to choose... Cost will be a factor but clearly it is important to get the right design and have someone on the same wavelength as the CO.
The first quote has suggested £2600 to draw up plans for submission, £600 for submitting the plans and liaising with the planning officer and £1800 for preparing the heritage statement and hopefully gaining the listed building consent. At first glance that looks quite expensive and its not until I get more quotes that I will get a better idea. These prices are ex VAT and all fees are on top. While I am not in a position to draw the plans myself, I don't mind dealing with the planning and conservation officers and wonder if a DIY approach in this respect is reasonable. I would be interested to learn of others' experiences with planning apps and costs. Having looked at a few heritage statements, I think I could have a go at one of those too having carried out some initial research into the building's history. I suppose the question is whether it would be appropriate to get involved in this way or best to just leave it all to the architect...
Another consideration with the application is whether to include absolutely everything I want to get done on the one application or split it into multiple applications. There is also an old barn on site that in future will need renovating and converting to something more useful. Should I aim to combine this application along with the house or leave it as a separate project?
