Hi there,
We recently found dry rot on our property and we've had to rip off the entire floor in the livingroom and now investigate the sources of moisture which are 3:
- external wall 1 - moisture pentrates from under patio gliding doors where brickwork was altered by adding a concrete step externally covering the gully (they concreted the entire gully and rain had nowhere to go). I need to remove existing gully as it's broken and need to lay a new one.
- internal wall - radiator was slowly dripping onto the floor and sustaining a perpetual source of moisture for the dry rot - had that removed capped the pipe and now waiting for the wall to dry and mark it as solved.
- external wall 2 - previous owners laid concrete patio over previous patio thus filling the gully. The patio level was higher than the damp proof course level and just where airbricks started. Water would come trough the airbricks (v slowly) as the bricks they are on top of seem not sealed well either. I smashed the concrete on one side and still one left to go:
Inside the house it looks like this:
Neighbours dont have this problem because they have pipes buried in the concrete coming from both sided that seem to collect and drain the water:
Can you please tell me how to solve this:
- lay a new gully at the same level as the DPC externally? I was thinking to do what this guy does(
) and add a grate cover but not sure what level it should come to and how to seal the DPC line. But what do I do where the front door is?
I am a beginner DIY person who was able to identify this as an issue and am quite handy but need some guidance: please any resources and advice on how to get the moisture away from the wall and redirected would be extremely appreciated.
Also, should I replace the airbricks? The red bricks they are resting on top of do not seem to be well sealed and the concrete lets moisture in even after I removed the patio layer.
