Outline Planning Permission

I was talking to a local builder the other day about some outbuildings of mine that were formerly stables and coach house. They've been added on to over the years (mainly in the 50s 60s and 70s) to make them more useful space as garages, but architectural sympathy was not the order of the day. The builder reckoned that with OLPP for a small dwelling the value of the land would be useful, but this might involve some demolition. As the buildings are onto the main road, this would be an interesting project. Are there any guidelines for the best process for this? Do I start with an architect? Or where?

Are these outbuildings listed? If so, then I suggest your first move should be to have a chat with your local CO, and see what his views are on the acceptability of your outline proposals.

No there's no listing. They're about 100years old. The basic structure is brick. The roof on one part is tiled (but done in an artificial slate lookalike material). In another part the original pitched roof has been replaced by a slope of what might be corrugated asbestos sheeting.

In which case, I should go and have an informal chat with a planning officer, to see what he feels about the possibility of OLP consent. You don't want to be spending time and money on getting a professional to help you with a formal OLP application if there is no chance.
There will be many considerations, not least the fact that the building is on a main road. Take as much helpful paperwork with you as you can - photos, a site plan and so on.

Is your house listed? If so the outbuildings are probably listed as curtilage.
