I was talking to a local builder the other day about some outbuildings of mine that were formerly stables and coach house. They've been added on to over the years (mainly in the 50s 60s and 70s) to make them more useful space as garages, but architectural sympathy was not the order of the day. The builder reckoned that with OLPP for a small dwelling the value of the land would be useful, but this might involve some demolition. As the buildings are onto the main road, this would be an interesting project. Are there any guidelines for the best process for this? Do I start with an architect? Or where?
