Order of works

Hi all

I'm trying to plan out work that I need to do on the house over the next few years and save up appropriately...

So, the works that I need to get done are/is;

- remove render if possible to return to brick - or remove render and re-render in lime if brick work is bad
- replace roof slates and underfelt - currently slate but really bad condition and felt is very britle
- replace guttering - mixture of cast iron and plastic - want to standardise - not sure if cast iron is still recommended or used?

Does it matter which order that I get the above done in?

My preference would be top down and outside in. So start with the roof - if you replace guttering first it will get damaged when the roofs done. Guttering next to ensure walls can start to dry out and then render or render removal and re-point.

Oh and if it's listed then you'll need to replace guttering on a like for like i.e. plastic for plastic, cast iron for cast iron, although it's likely your CO would push for cast iron throughout. It's blooming expensive but as you've probably found lasts an age - the remains you have are probably a hundred years old, plastic will probably only give you 20 servicable years.

My worry was that if I did the roof first, could I do the guttering later without damaging a new roof?

It's not a listed building, but is an old building (old farm building going back to 1750).

The roof should be done before the guttering. The new slates may not be positioned exactly the same as the old ones were, especially if the battens are going to be replaced, and I've discovered that if the gutter is in slightly the wrong place, in a heavy storm the rainwater can overshoot. :roll:
However, if the gutters and downpipes are fixed to the walls, they will all get disturbed again when the render is taken off. If this is going to be a long term plan though, Inwood is right - get the roof done first, because a leaky roof and dodgy downpipes will cause more damage in the short term than bad render.

Roof first, then with the scaffolding still in place, do the gutters*, whacking off any render that gets in the way. To be able to replace cast iron guttering from scaffolding makes the job 10 X faster and you are likely to do a much better job. Don't worry too much about the down pipes at this stage because threading them around the scaffolding will be a pain. You could mark out and drill for the fixings though.

So do I, except that I'm a bit worried about "whacking off* the render". You'll need to approach this job carefully, to see how much damage will be done to the brick substrate by the removal of the render. If you're lucky, the adhesion won't be great, but if it is, you might have a hell of a job on your hands.
