Mortgage valuation

Hi,

I'm very new to forums and I've I'm honest this is my first ever post.
I have a what to do next question about a property we have put an offer in which was accepted. When going through the application process our lender found they was unable to offer a mortgage due to damp and structural issues ... when we viewed the property we could see neither issues. Our mortgage was with virgin money. Just wondered if anyone else had similar issues and what they did to secure the property?

Any help would be really appreciated

I also wouldn’t worry about the weight of clay pantiles, there’s not much to them unlike modern cement tiles which would be an issue. If the roof pitch is steep, around 55deg, and for that age and region, it would’ve likely been thatched originally, carrying significant weight. Early timber buildings were also heavily over engineered in timber size, but roofs can often be meddled with, so there’s nothing to say the original structure hasn’t been replaced/edited to a different structural version.

It’sa frustratingly common situation.

High St lenders are very risk adverse and ill educated when it comes to old properties. Many are also tightly aligned with other dubious bodies who want your cash in return for damaging an old building. It’s a game…

Santander are the most flexible, but will still likely impose the pointless hoops. Or instruct a broker, but they can be variable in their value add.

You know the answer to this….

Our mortgage valuation report was brilliant. 15min visit, 3 pages on the clipboard… all fine, all fine, blah blah…. Then in the final comments box ‘evidence of live timber infestation’ and believe it or not, more ‘evidence of ongoing structural movement’

I did flippantly ask for the ‘evidence’ as it sounded like the imbecile may have actually had something to show, given the choice of word. Turns out that wasn’t the case.
