Okay we've exchanged contracts today on this lovely property and we're moving on Monday (feeling very relieved now it's all confirmed as happening).
Now we need to sort out the damp problem we have in the basement along with pointing, getting rid of the uPVC windows, re-arranging the top floor changing a kitchen/living room into a bedroom with en-suite (top floor is arranged as a flat at the moment) and two replacement bathrooms.
Hutton and Rostron did a damp survey for us which was excellent and is something like 60 odd pages of survey, 15 pages of custom stuff, 20 pages of photos of the damp problems (along with dodgy brick work) and probably 25 pages of generic stuff that I suspect they use on a lot of reports (i.e. diagram of damp proofing the wall). We also got gravimetric damp measurements done so we have a really good idea which bits of brickwork are in trouble (mostly just one wall). We had a bit of a nightmare with the bank (Barclays) who wanted us to do the damp work in between exchanging and completion but we managed to get an exemption since it's a listed building and thats not a practical option. I'd like to point out that if you do decide to use H&R your bank may insist that the damp report is signed off by a PCA member (H&R aren't but they do have a surveyor on staff who is) and check the bank will be happy with this arrangement (or make sure H&R send out a PCA member)
Plenty of good advice in the report and we got a narrow version done for the bank with a fuller version for us (no huge differences just mostly about the brickwork) H&R have recommended that we get studded plastic vertical damp-proof membranes installed. They have given us some recommended suppliers (John newton and co, delta membrane systems and triton chemicals) so we'd be looking for someone to help us get the listed building consent through then do the installation.
