Good Afternoon All,
We're in the process of looking at a property to purchase, it's a listed Grade 2 building built circa 1760.
There are signs of historic subsidence which we believe is either due to the filling in of a cellar or due to the removal of a large tree that was close to the property.
This came to light when the seller had tried to previously sell the property in September last year. They subsequently contacted their insurance company and had a surveyor come round and has identified that no further subsidence has occurred within the past 15 years. So we're happy with that.
The surveyor did highlight some fresh cracks which is believed to be caused by a slight bowing of the wall at the ground level only, the first floor beams are level and show no signs of any issues. They recommend that the wall be tied, this would involve the installation of a bar running the length of the property with Patress wall tie plates. My query is, what have people paid to have these installed and do you have any recommended companies in the Warwickshire / Leicestershire / Northamptonshire area? Just looking to get an approximate figure to know how much to budget for.
I've tried several companies recommended by the Federation of Master Builders but haven't had any replies (plan on following up imminently). I plan to get a local listed property structural engineer to come round an evaluate the property as well.
