Listed Building VAT Reclaim

Does anyone know whether or not we can claim back VAT on repairs / alterations / new builds to our listed building we are doing the work ourselves and order our own materials
Please let me know if you have any ideas

When I got my LBC to carry out (DIY) work on my listed house, I contacted Customs & Excise to ask whether I was allowed to reclaim the VAT on my materials purchases. They gave me a flat "no". You can only get VAT relief if a VAT registered builder does the work and charges you zero VAT.

MM - I think that that is rubbish. I have a pack of forms from the HMRC at home ready to fill out. There is also a scheme for converting an office to a house. I am in Germany at te moment but I will dig out the reference at the weekend.

HMRC operates a self builder VAT reclaim scheme. You just need to keep receipts and can only cliam for certain items.

I recall that there are lots of limits about what/who, etc. can do what.

Just reading notice 708 - maybe they are right - its only the services of a VAT registered builder who would be zero rated, and then only if he is doing more than just repair.

The conversion schemes are wider and allows a self builder recalim on materials, etc.

Also, so far as I can see, the notice makes no mention of repairs/renovations to listed buildings. It relates to new builds and conversions for residential use.
I was definitely told "no way"!

We are using the "conversion" route as our house has been an office since the '30s.

We were directed down that (office-to-house) route by a nice VAT lady, and were able to reclaim vat on almost everything, right down to the littlest bag of nails. We got a really big cheque at the end.

I converted a listed office building into flats some years ago. This was zero rated for VAT. I project managed the work myself and bought the materials etc. The way I had to get round claiming the VAT back was to become VAT registered! It was not difficult. I created a partnership and registered for VAT. I was told that this had to be a bonified organisation not just for claiming the VAT back. So invoiced myself at 5% mark up. This 5% was then paid out of the partnership as expenses and a netural tax return filed. A lot of paper work but it did save all the VAT.

The idiot Chancellor must be in cahoots with the accountants as the regulations are just so complicated.

Did you know that a new hospice is zero rated but an extension to an existing one isn't. Now is that stupid or what?
