Okay - so it's been a bit rainy and we have a leak, we had a leak previously but thought we had fixed it by sealing the flashing on the outside - however, it appears this was not the problem.
The leak is in the bay window ceiling - coming to the main beaming dripping down. It's soaking the lime plaster which is doing its job and just being wet and will dry out again. The ceiling of this window area on the inside is very probably concrete and put in when the window was widened in the seventies. It is coated in artex. Outside the house is thinly rendered in concrete - in some places they haven't rendered at all - don't think it is lime mortared underneath but know knows, and then painted with Sandtex, obviously not good and there are plans for it to come off. We cant see where the water is getting in but it is. The guttering is sound and not blocked, it doesn't over flow when it rains and there is no evidence of leaks in the upper story. We chipped a small bit of render off above the window and it is wet under there and there is a 'gully' running behind the fibreglass, pretending to be lead, cill - it was this we sealed previously as it was loose. I have contacted a local builders, but in the meantime anyone got any bright ideas?
