Yes, I know LBC is one of the main topics on this forum and i've searched and found lots of very useful advice but I'm still dithering. We're buying a 17th century Grade II listed house which was renovated by the owner before the current one. It's been done very well in the surveyor's opinion. But there are no copies of any LBCs with the current owners. It's possible they exist but but I guess we're a bit suspicious...
The surveyor says get the solicitor to check it out with CO but also warned that the council get very excited when one of these houses is being sold and that they'll be very keen to get in there. Fair enough as it's their job!
But my dilemma is whether to leave it alone (but then we could be liable for any unauthorised work) or whether it would be better for me to make a phone call to CO before solicitors start interfering. In any case, the repairs that will need doing by us may need LBC and I don't want to do anything myself before talking to CO so I guess they'll be coming round to check the house out anyway. I think maybe I've answered my own question then - I should open the potential can of worms now before we're the new owners! It won't put us off buying the house by the way as we love it.
