schoolhouse

Hi - following my father's death I have inherited a Victorian schoolhouse with leaded lights and a crest on the wall. The building has just been listed and I really don't know where to start. I'm trying to decide whether to restore/renovate and live there, or sell, or just to sell first (my job involves a lot of travel and it would take me ages and ages to restore it). What financial help is available as I understand listed properties can eat money quicker than teenage boys can empty fridges! Are there still grants to be had?
Also if I sell how do I know that the people buying will be sympathetic to the restoration? (the house is in the corner of the plot and developers have shown an interest - there is land to the side and back too - I appreciate that they can only do so much now it is listed - but even so)
Also someone has suggested the best way to sell is via a sealed bid on a deadline via an estate agent, is this true? Is the market awful now for listed buildings - or are they not affected by the downturn (the estate agent said the latter a while back - but are they just trying to get any properties). Another suggestion is that a covenant is placed to require my permission to build to the side of the house at any time.... which I would then sell to the person... is this worth it?
As you can see I am rather confused by it all. Any tips, suggestions, anyone 'been there, done it' ?
Thanks for all your help. - J
