Independent Building Control vs Local Authority ?

I would be interested in the views/experiences of the forum on this matter.
Has anyone used an independent in preference to local authority ? If so, was it beneficial ?

Can use use an independent company for sign-off of work? Or do you just mean to ensure that work conducted is of the correct standard, in addition to local authority sign-off?

I have used an independent. I found them professional and helpful. They clearly have to abide by the same legislation as the LA Inspectors but they are more accountable to the client. I think this is helpful in a listed situation becuase they can be more flexible and interpret the regulations with a bit more common sense. The cost difference was not that great. I went down this route becuase my architect recommended it and I think it saved me a lot of heartache and expense.

PS In answer to Impy they are wholly responsible for the project. There is no further local authority sign off.

Sorry to hijack this post, but does this lead to any difficulties if/when you come to sell the house? Are most conveyancing solicitors aware of the face that sign of from an independent is the same as local authority approval?

I was thinking this might be the best route for us. I'm also considering getting the same company to do the detailed specification of works we need to brief potential builders and manage the project to. We know what we want at a high level, but as they say the devil is in the detail and my assumption is that if they have the skills to inspect, they can help define the spec. too.
Is there any reason why they can't perform both roles ?

Impy - sign off from a certified independent building inspector in terms of the law is of equal value to one from the local authority, but as Horace is suggesting may actually add more value to you and your project.
