We're in process of buying a Grade II listed cottage. The current owners have fitted an en-suite and were told by the contractor that listed building consent would not be required.
AIUI only the council can decided whether or not listed building consent is required, and also there is no "time expired" with listed building consent as there is with normal planning consent
Can you get idemnity insurance to cover cost of having to undo work done if required to do this at some point in the future? Is it a good idea? Is it better to risk opening up a can of worms and asking the council before exchange?
