Selling an appartment in a small modernist 1948 block in a conservation area, I got offers of full asking price, but then buyer's mortgage surveyor rang the estate agent saying he had to mark the price down because "we hadn't even installed plastic windows!"
The estate agent explained that the Crittle windows were original and had been restored - plastic windows would have been inapropriate in that type of period building and against the conservaatin area's guidelines. They said "would you mark down a Georgian property for not having UPVC windows? No? So why would you mak down a 1948 building with Crittle windows?
In the end the surveyor admitted he was wrong.
But shouldn't a chartered surveyor know better? Their job is supposed to be knowing about buildings and valueing them. Reinstating Crittle windows would cost a fortune.
